AN ORDINANCE OF THE CITY OF PASCO, WASHINGTON
REZONING BLOCK 11, N P FIRST ADDITION, A PARCEL LOCATED AT
909 N 3RD AVENUE (APN # 112 023 042), FROM R-3 (MEDIUM DENSITY
RESIDENTIAL) TO R-4 (HIGH DENSITY RESIDENTIAL)
WHEREAS, the petitioner seeks to rezone a parcel located at 909 N 3rd A venue; and
WHEREAS, a complete and adequate petition for change of zoning classification has been
received by the City and an open record hearing having been conducted by the Pasco Hearing
Examiner upon such petition on the 14th day of October, 2020; and
WHEREAS, based upon substantial evidence and demonstration of the petitioner that: (A)
the proposal is in accord with the goals and policies of the adopted Comprehensive Plan; (B) the
effect of the proposal on the immediate vicinity is not materially detrimental; and (C) there is merit
and value in the proposal for the community as a whole; the Hearing Examiner developed findings
which are hereby adopted by the City Council.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PASCO,
WASHINGTON, DO ORDAIN AS FOLLOWS:
Section 1. The Zoning Ordinance for the City of Pasco, Washington, and the Zoning Map,
accompanying and being part of said Ordinance shall be and hereby is changed from R-3 (Medium
Density Residential) To R-4 (High Density Residential) for the real property as shown in
Exhibit A attached hereto and described as follows:
BLOCK 11, NP FIRST ADDITION (APN # 112 023 042).
Section 2. This Ordinance shall take full force and effect five (5) days after its approval,
passage and publication as required by law.
