Hearings Scheduled CEB2017-1329 1524 N 16TH AVE - CRAIG WILLIS, owner Debbie Scott, Code Enforcement Officer Description: NO LIVE FRONT YARD LANDSCAPING, YARD IS DEAD. PMC 25.75.050 (4) (1) Violation: At least fifty percent (50%) of the required front yard area has NOT been landscaped with live vegetation . (2) Corrective Action: Install live ground cover, such as grass, on at least 50% of the front yard portion of your property. All areas not landscaped with live vegetation must be landscaped with mulches or decorative rock. Description: FRONT YARD & SIDE YARD IS DRIED UP AND DEAD. PMC 9.60.030 (15) (1) Violation: Lawns, shrubs, trees or other plantings that have been dead for more than three (3) frost free months; and any front or rear yard areas on any lot, parcel or tract of land in a residential district that has become populated with weeds to the extent that it subjects neighboring residential properties to weed growth. (2) Corrective Action: Restore of replace any landscaping elements that have died and remove and lawfully dispose of excess weeds on the property. Description: WEED & LIMB DEBRIS LOCATED ON THIS LOT. PMC 9.60.030 (16) (1) Violation: Weeds, noxious weeds, grass, and other vegetation which constitutes a fire hazard, encroaches on sidewalks or neighboring properties, is damaging public improvements, impairs the vision of traffic signs or signals , and/or has reached a height of twelve inches (12"). (2) Corrective Action: Eradicate weeds by chemicals, cutting or other acceptable means so that they do not exceed twelve inches (12"), encroach on neighboring properties, constitute a fire hazard, etc. Weeds that are cut or removed by the root must be removed from the property and lawfully disposed of. Description: NO CURRENT RENTAL INSPECTION ON FILE FOR THIS RENTAL PROPERTY. PMC 5.78.020 (1) Violation: A certificate of inspection is required to be submitted to the City for all rental dwelling unit (s). (2) Corrective Action: Submit a certificate of inspection for the rental dwelling unit(s) (call (509) 543-5743 to schedule a habitability inspection or submit an approved HUD inspection report). CEB2017-1627 1124 E COLUMBIA ST - RONALD W & BEVERLY JEAN BRADLE, owner Debbie Scott, Code Enforcement Officer Description: REPEAT-PROPERTY IN I-1 ZONE BEING USED AS A JUNK YARD (ONLY PERMITTED IN AN I-2 ZONE). PMC 25.52.020 (1) Violation: PROPERTY BEING USED FOR THE COLLECTING, STORAGE, DISMANTLING AND OR SALVAGING OF VEHICLES AND FOR THE SALES OF PARTS AND SCRAP METAL. Using the property for an unpermitted use/purpose. (2) Corrective Action: Discontinue the unpermitted use of the property. Permitted uses include any use allowed in a C-3 district, building material storage yard, trucking, express and storage yards, contractor's plant or storage yards, electrical central power station, laboratories, experimental, automotive assembly and repair, creamery, bottling, ice manufacture and cold storage plant, blacksmith, welding or other metal shops, excluding punch presses over twenty tons rated capacity, drop hammers, and the like, the manufacturing, compounding, processing, packaging of cosmetics, pharmacology and food products, except fish and meat products, and the reducing and refining of fats and oils, printing plant and parking lots within 500 feet of a C-2 district boundary uncer certain conditions. Any use of the property, other than those noted above, is unpermitted and cannot be continued. Description: 3RD REPEAT--OBSTRUCTION OF CITY RIGHT OF WAYS PMC 9.60.020 (3) (1) Violation: Unlawfully interfering with, obstructing or tending to obstruct or render dangerous for passage any public right-of-way (i.e. stream, public park, parkway, square, street, highway or sidewalk) in the city. (2) Corrective Action: Remove all items/objects/vehicles/etc. which may be obstructing any public right-of-way. Description: 3RD REPEAT--CITY RIGHT OF WAY BEING USED TO STORE WRECKED, WORN OUT VEHICLES. PMC 9.60.030 (12) (1) Violation: All places used or maintained as junkyards, or dumping grounds, or for the wrecking or disassembling of automobiles, trucks, tractors, or machinery of any kind, or for the storing or leaving of worn-out, wrecked or abandoned automobiles, trucks, tractors, or machinery of any kind, or of any of the parts thereof, or for the storing or leaving of any machinery or equipment used by contractors or builders or by other persons. (2) Corrective Action: Discontinue wrecking or disassembling automobiles, trucks, etc. Remove and lawfully dispose of all wrecked or abandoned vehicles, machinery, etc. along with any parts thereof. Discontinue the storage of heavy machinery or equipment (i.e. front end loaders, dump trucks, backhoes, etc.) at this property.
