Mr Gary Crutchfield stated that the Planning Commission, City Council and recent
Comprehensive Plan have recognized the need for a separate zoning district for "office"
use It would be used primarily between commercial and residential districts in
order to encourage appropriate use of lands on the fringe of residential areas
without creating the potential for apartments or certain commercial uses which
would be detrimental to the established residential areas In response to such
a situation brought to light in May (Smithson Rezone), staff drafted proposed
"Office" zone regulations The Planning Commission conducted a public hearing on
June 18th to review the proposed regulations, made several modifications, and
unanimously recommended the Council enact the proposed regulations as modified by
the Planning Commission
