HomeMy WebLinkAbout2179 ResolutionRESOLUTION NO al_TA A RESOLUTION approving a preliminary plat for Sunny Meadows WHEREAS, RCW 58 17 enables the city to uniformly administer the process of subdividing property for the overall welfare of the community, and, WHEREAS, owners and developers of property situated in the southwest quarter of Section 10, Township 9 North, Range 29E W M have requested approval of a preliminary plat, and, WHEREAS, the Planning Commission has reviewed said preliminary plat which is named Sunny Meadows, and WHEREAS, following a public hearing, the Planning Commission found the proposed plat promoted the general welfare of the community and recommended said preliminary plat be approved with conditions, NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF PASCO: That the preliminary plat for Sunny Meadows located in the southwest quarter of Section 10, Township 9 North, Range 29E W M, is hereby approved with the following conditions 1) Necessary utilities such as municipal water and sewer must be extended to the plat prior to final plat approval 2) The necessary right-of-way shall be dedicated for 68th Place (40-feet), Rd 60 (40- feet) and "Road 64" (60-feet) 3) The improvement and dedication of the southern 45 feet of the southwest quarter Section 10-9-29 for Burden Rd shall be required prior to final plat approval 4) Except for Tracts "A" and "B", access shall be prohibited onto Broadmoor Parkway, Rd 60 and 68th Place by means of deed restrictions or statements on the face of the final plat(s) 5) The developer shall install standard fencing separating Broadmoor Parkway, Rd 60 and 68th Place from the abutting lots Said requirement shall be noted on the face of the final plat(s) 6) The proposed street names be revised to include names which do not conflict with existing names and have some unique character rather than being generic 7) In addition to developing and improving local access streets of Sunny Meadows, the developer shall be required to develop and improve two lanes with curb and gutter on the Burden Rd alignment The developer shall also develop and improve two lanes with curb and gutter on the Rd 60 alignment Curb and gutter shall only be placed on the west side Rd 60 shall be graveled the full length of the plat prior to approval of Phase 1 The city will accept maintenance responsibility for the graveled roadway The improvements shall be constructed in conjunction with Phase 1 The remainder of improvements on Rd 60 will be constructed to coincide with the phasing of the plat eFelice, Mayor 1 8) The Overton Rd easement shall be shown on the preliminary plat The Overton Rd easement must be vacated prior to final plat approval for Phase 5, 7 and 8 the developer shall be responsible for working with affected property owners to effectuate vacation of the ingress and egress for Overton Rd Passed by the City Council of the City of Pasco this 3rd day of April 1995 Catherine D Seaman, Deputy City Clerk APP Greg R tello, ity Attorney
