A RESOLUTION approving, with conditions, the preliminary plat of
Riverview Heights Phase III.
WHEREAS, the Planning Commission of the City of Pasco
conducted a public hearing on the proposal, on August 30, 1984,
and recommended the City Council approve the preliminary plat,
with conditions; and
WHEREAS, the applicant requested, in writing, the City
Council review the Planning Commission's recommendation to
determine if modification was warranted; and
WHEREAS, the Pasco City Council conducted a public hearing
of the proposal, on October 1, 1984, and concluded the Planning
Commission's recommendation should be modified; NOW, THEREFORE,
BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF PASCO,
That the preliminary plat of Riverview Heights, Phase III,
hereby is approved with the following conditions:
1) The portion of Hillcrest Loop adjacent Block 16 be
renamed Hillcrest Drive;
2) In conjunction with street extensions within the plat,
deadend streets shall be provided a temporary
turn-around sufficient for fire vehicles and said
turn-arounds be maintained until the deadend street is
extended beyond the plat boundaries;
3) A ten foot easement be reserved between Lots 47 and
48, running the full length between the front and rear
property lines;
4) All rear lot line easements within the plat be
deleted;
5) All side yard easements along the north line of the
plat be reduced to five feet;
6) The planned density development be approved for Tracts
A-F and to contain no more than 56 dwelling units
within multiple unit structures, as follows:

7) The disposition of the lot for "park area" be
determined and appropriately noted on the face of the
final plat;
8) Fire hydrant locations be determined by the Fire Chief
in accordance with the applicable city regulations and
standards;
9) Sewer and water lines and servics, storm drainage,
curb and gutters, and roadway improvements be
determined by the City Engineer in accordance with
applicable city standards and regulations;
10) A final plat shall be filed for acceptance within
three (3) years of the date Council gives the plat
preliminary approval, or the preliminary plat approval
shall expire; provided the applicant shall be granted
a one year extension if the applicant has attempted,
in good faith, to submit the final plat within the
three year period, and the written request for
extension is submitted to the Council at least thirty
(30) days before expiration of the p eliminary plat.
