A RESOLUTION conditionally approving the preliminary plat of Desert
Sands (a replat of lots 1-5, Block 6, Desert Wind Estates
I) and setting forth the specific conditions under which
the final plat of Desert Sands may be prepared.
WHEREAS, an application for preliminary plat was filed by Modum
Developers, Inc., contract purchaser, on July 10, 1981, said applica-
tion being assigned Planning Division Master File 81-40-PP, Desert
Sands; and
WHEREAS, the City Planning Commission conducted a public hearing
on August 20, 1981, due notice of which was properly given, and
issued its recommendation that the preliminary plat be conditionally
approved; and
WHEREAS, the City Council conducted a public hearing on September
21, 1981, due notice of which was properly given; NOW, THEREFORE,
BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF PASCO:
That the preliminary plat of Desert Sands (a replat of lots 1-5,
Block 6, Desert Wind Estates I) is hereby conditionally approved and
the applicant may cause to be prepared a final plat to conform, in
addition to all other applicable regulations and requirements, with
the following specific conditions:
1. Individual municipal sewer and water hookups be provided to
each of the twelve lots;
2. Peyote Drive, between Sinai Drive and Sirocco Drive, receive
a one inch asphalt overlay subsequent to the required municipal sewer
and water modifications unless, at the time of final plat, all owners
of property abetting Peyote Drive between Sinai Drive and Sirocco Drive
provide the City Council with written agreement to accept standard
street patching in lieu of the required overlay;
3. The final plat shall accurately depict the footprint of each
structure and Include the explicit acknowledgement that no structure
shall be erected or located on any lot except as depicted on the face
of the plat;
4. Vehicular access shall be limited to one standard-width
driveway (not exceeding 20 feet in width at the street) for each
structure, each such driveway to be centered on the common line of
the respective two lots, and the same to be accurately depicted on
the final plat;
5. The notes from the plat of Desert Wind Estates pertaining
to lots 1-5, Block 6, become null and void.
