HomeMy WebLinkAbout1346 ResolutionRESOLUTION NO. 1346 A RESOLUTION conditionally approving the amended preliminary plat of Phase III, Riverview Heights Subdivision, and setting forth the specific conditions underwhich a final plat of the amended Phase III may be prepared. WHEREAS, an application for amendment of the preliminary plat of Phase III was filed by Riverview Development Partnership, owner, on February 20, 1980, said application being assigned Planning Division Master File No. 80-12-PP, Preliminary Plat Amendment, Riverview Heights; and WHEREAS, the City Planning Commission conducted a public hearing on March 20, 1980, due notice of which was properly given, and issued its recommendation that the preliminary plat amendment be conditionally approved; and WHEREAS, the City Council conducted a public hearing on April 21, 1980, due notice of which was properly given, in consideration of the City Planning Commission's recommendation; and WHEREAS, the City Council deems the preliminary plat amendment on Phase III, Riverview Heights, to be in the public interest and, if properly conditioned, makes adequate provision for the population to be generated thereby; NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF PASCO: That the preliminary plat amendment of Phase III, Riverview Heights Subdivision, hereby is conditionally approved and the applicant may cause to be prepared a final plat to conform, and in addition to all other applicable regulations and requirements, with the following specific conditions: 1. Multiple-unit structures are authorized within Tracts "A" through "F" with density limitations as follows: a) Tract "A" - 10 units b) Tract "B" - 6 units c) Tract "C" - 6 units d) Tract "D" - 8 units e) Tract "E" - 7 units f) Tract "F" - 8 units 2. Planned density development designation shall include the following design review conditions: a) Development plans, including site grading, site improvement, building elevations and site cross-sections, shall be submitted to the Planning Commission prior to issuance of building permits for construction within the planned density development designation. ATr ST: ells, City Clerk -2- b) The Planning Commission shall review and modify said plans as necessary to assure that the proposed multi-family development does not detract from the single-family development and to assure appropriate ingress/egress is provided at Road 36. 3. Fire hydrants shall be installed in locations determined necessary by the fire marshall within the planned density development designation. 4. Road 36 shall include a temporary cul-de-sac of one hundred foot diameter; said cul-de-sac to be eliminated at such time as Road 36 is extended beyond the north line of the plat. 5. The final plat shall include provision for the park acquisition and development fee required under Chapter 21.26 of the Pasco Municipal Code as provided under P.M.C. 21.26.060 PASSE by the City Council of the City of Pasco this day of , 1980.
