HomeMy WebLinkAbout1345 Resolution- RESOLUTION NO. 1345 A RESOLUTION conditionally approving the preliminary plat of the Replat of Blocks 25 and 26, Highland Park Homes Addition, and setting forth the specific conditions underwhich a final plat of said replat may be prepared. WHEREAS, an application for preliminary plat was filed by the Nelson Company, owner, on February 20, 1980, said application being assigned Planning Division Master File No. 80-7-PP, Replat of Blocks 25 and 26, Highland Park Homes; and WHEREAS, the City Planning Commission conducted a public hearing on March 20, 1980, due notice of which was properly given, and issued its recommendation that the preliminary plat be conditionally approved; and WHEREAS, the City Council conducted a public hearing on April 21, 1980, due notice of which was properly given, in consideration of the City Planning Commission's recommendations; and WHEREAS, the City Council deems the preliminary plat of the Replat of Blocks 25 and 26, Highland Park Homes Addition, to be in the public interest and, if properly conditioned, makes adequate provision for the population to be generated thereby; NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF PASCO: That the preliminary plat of the Replat of Blocks 25 and 26, Highland Park Homes Addition, hereby is conditionally approved and the applicant may cause to be prepared a final plat to conform, and in addition to all other applicable regulations and requirements, with the following specific conditions: 1. Municipal water, sanitary sewer, storm drainage facilities, and roadways be extended to serve the proposed plat in general accordance with the preliminary plat and its strict compliance with the detailed improvement standards for the RMH-1 zone identified by the city engineer; 2. The final plat shall conclude all easements necessary for public utilities; 3. All electric/communication distribution lines shall be installed underground; 4. A fire hydrant shall be placed at the southwest corner of Lot 9, Block 26; southeast corner of Lot 10, Block 25; and the northwest corner of Lot 1, Block 25. 5. The final plat shall include provision for the park acquisition and development fee required under Chapter 21.26 of the Pasco Municipal Code as provided under P.M.C. 21.26.060. 0 is, City Clerk ATT T: APPROVED AS TO FORM: 5, C.-- Den is J.
