2859 Ordinance
ORDINANCE NO. AN ORDINANCE concerning the defuution of "dwelling" for purposes of zoning, and amending § 22 12 280 PMC; and adding new §§ 22 12 557 and 22 12 558 PMC WHEREAS, factory built modular homes constructed to comply with the requirements of the Uniform Building Code, as adopted by the City of Pasco, should be clearly distinguished from "mobile homes" for purposes of zoning and are compatible with on-site constructed dwellings, NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF PASCO, WASHINGTON, DO ORDAIN AS FOLLOWS: §1. Section 22 12 280 of the Pasco Municipal Code is hereby amended to read as follows (additions shown by underlining and deletions by interlmeation) 22 12 280 DWELLING "Dwelling" means a building designed for or used as a living quarter for one or more families "One-family dwelling", "two-family dwelling", or "dwelling group" does not include automobile courts, mobile homes, or tourist homes, but does include modular homes §2. New § 22 12 557 is hereby added to the Pasco Municipal Code, which section shall read as follows 22 12 557 MOBILE HOME "Mobile home" means a single-family dwelling, thirty-two body feet or more in length and eight body feet or more m width, designed for transportation, after fabrication, on streets and highways on its own wheels or flatbed or other trailers and desi ed to be used as a dwellm with or without permanent foundation when connected to a required utilities, and having an ensignia issued by the Department of Labor and Industnes §3. New § 22 12 558 is hereby added to the Pasco Municipal Code, which section shall read as follows 22 12 558 MODULAR HOME "Modular home" means a factory-built structure designed for human occupancy, which is entirely or substantially prefabricated or assembled at a place other than a building site and is transported to a building site on streets or highways and there affixed to a permanent foundation A Modular home must be constructed to Uniform Building Code standards as adopted by the City of Pasco for on-site construction, the Washington State Energy Code and all other uniform codes adopted by the City of Pasco governing the construction of residential structures ATTEST APPROVED AS TI.FORM CATHERINE D SE i-MAN Deputy City Clerk Ct RUB TELLO rney §4.
