HomeMy WebLinkAbout2281 OrdinanceORDINANCE NO. 2281 AN ORDINANCE relating to zoning by enacting a new Pasco Municipal Code Chapter 22.40, to be known and referred as the 0 (Office) Zone. THE CITY COUNCIL OF THE CITY OF PASCO DOES ORDAIN AS FOLLOWS. Section 1. That a new Chapter 22.40, 0 (Office) Zone, of the Pasco Municipal Code be and hereby is adopted to read as follows Chapter 22.40 0 OFFICE ZONE Section 22.40.010: Section 22.40.020: Section 22.40.030. Section 22.40.040: Section 22.40.050: Section 22.40.060: Section 22.40.070: Purpose Principally Permitted Uses Permitted Accessory Uses Conditional Uses Building Heights Lot Area Yard Requirements Section 22.40.010 PURPOSE. The purpose of the office district is to provide areas of adequate size and appropriate locational characteristics for the development and operation of professional and administrative offices and certain complementary uses. It is further intended that this district serve as a buffer or transition between residential districts and commercial districts Section 22.40.020 PRINCIPALLY PERMITTED USES. The following uses shall be permitted in the office district: 1) Administrative and professional offices, such as lawyers, engineers, real estate, accountants, insurance offices; 2) Medical and dental offices; 3) Museums and art galleries; 4) Governmental offices, exluding police and fire stations. Section 22.40.030 PERMITTED ACCESSORY USES. Incidental sales and services, such as food service, pharmacies and retail sales to serve occupants and patrons of an established principal use, provided the accessory use is conducted within the principal building. Section 22.40.040 CONDITIONAL USES The following uses are permitted subject to the approval of a Special Permit as provided in Chapter 22.80: 1) Police and fire stations; 2) Churches and similar places of worship; 3) Day nurseries; 4) Dwelling units, provided the units are within the principal building, are all above the ground floor of said building, and the ground floor of said building is designed or intended to be used for a principally permitted use. . The maximum building height in the office district shall be three stories or thirty-five feet, except that building heights greater than three stories or thirty- five feet may be allowed by Special Permit Section 22.40.060 LOT AREA. No specific lot area is required for structures not containing dwelling units; however, any structure containing dwelling units shall have a total lot area equal to 3,000 square feet of lot area for each dwelling unit. Section 22.40.070 YARD REQUIREMENTS. a) Front Yards: Front yards shall have a depth of not less than twenty-five feet. b) Side Yards: Side yards shall have a width of not less than five feet. c) Rear Yards: No rear yard is required; provided, however, any structure exceeding three stories or thirty-five feet shall provide a rear yard equivalent to one foot of yard depth for each foot of building height in excess of thirty- five feet.
