Description: Front yard landscaping is dead. PMC 25.75.110 (1)
(1) Violation:
Failing to maintiain landscaping and/or screening free of weeds and trash and not providing, protecting, and
permanently maintaining all landscaping material, areas and plants in a healthy, growing condition, replacing it when
necessary.
(2) Corrective Action:
Remove and lawfully dispose of all weeds and trash and replace any dead/dying plants and other vegetation. Maintain
landscaped areas in compliance with the provisions described above.
Description: Dry, dead bushes in the front yard. PMC 25.75.110 (2)
(1) Violation:
Failing to maintiain landscaping and/or screening free of weeds and trash and/or not replacing dead or diseased plants.
(2) Corrective Action:
Remove and lawfully dispose of all weeds and trash and replace any dead/dying plants and other vegetation.
Description: Weeds over 12 inches tall and very dry are a fire hazard. PMC 9.60.030 (16)
(1) Violation:
Weeds, noxious weeds, grass, and other vegetation which constitutes a fire hazard, encroaches on sidewalks or
neighboring properties, is damaging public improvements, impairs the vision of traffic signs or signals, and/or has
reached a height of twelve inches (12").
(2) Corrective Action:
Eradicate weeds by chemicals, cutting or other acceptable means so that they do not exceed twelve inches (12"),
encroach on neighboring properties, constitute a fire hazard, etc. Weeds that are cut or removed by the root must be
removed from the property and lawfully disposed of.

Obtain a City of Pasco rental license from the City Clerk's office (please call (509) 545-3402 for more information or
obtain a license application online at http://pasco-wa.gov/RentalApp).

(1) Violation:
Failure to secure a City of Pasco building permit.
(2) Corrective Action:
Remove the unpermited accessory structure.
Description: No rental license with the City of Pasco. PMC 5.78.010
(1) Violation:
A City of Pasco rental license is required for all rental dwelling unit(s).
(2) Corrective Action:
Obtain a City of Pasco rental license. Call (509) 545-3402 for more information or visit the City of Pasco website
http://www.pasco-wa.gov/816/Rental-Dwelling-License and download the rental license application.
Description: All rental units need to be inspected prior to obtaining a rental license. PMC 5.78.020
(1) Violation:
A certificate of inspection is required to be submitted to the City for all rental dwelling unit(s).
(2) Corrective Action:
Submit a certificate of inspection for the rental dwelling unit(s) (call (509) 543-5743 to schedule a habitability
inspection or submit an approved HUD inspection report).

25.75.050 (5)
(1) Violation:
The owner of commercial property shall be responsible for providing for the continued maintenance of all landscaped
areas within the public right of way.
(2) Corrective Action:
Maintain required commercial landscaping in the front of this property.
Description: WEEDS POPULATING REQUIRED COMMERCIAL LANDSCAPING PMC 9.60.030 (16)
(1) Violation:
Weeds, noxious weeds, grass, and other vegetation which constitutes a fire hazard, encroaches on sidewalks or
neighboring properties, is damaging public improvements, impairs the vision of traffic signs or signals, and/or has
reached a height of twelve inches (12").
(2) Corrective Action:
Eradicate weeds by chemicals, cutting or other acceptable means so that they do not exceed twelve inches (12"),
encroach on neighboring properties, constitute a fire hazard, etc. Weeds that are cut or removed by the root must be
removed from the property and lawfully disposed of.

Description: FAILURE TO FOLLOW CONDITIONS OF LICENSE, REGARDING • " no accessory structures
allowed for an accessory use" FOR STATIONARY VENDORS. PMC 5.10A.090
(1) Violation: CONDITIONS OF LICENSE: Storage –
• No outdoor storage of boxes, crates, supplies, freezers/refrigerators, etc.
Propane tanks –
• Propane tanks pose a safety risk and are regulated by Fire Code. No propane tanks are allowed outside the vehicle.
Structures – such as awnings and metal tents attached to the ground
• No accessory structures allowed for an accessory use
Outdoor seating and shelters–
• Allowed as long as it does not take up more than 1 parking space and is consistent with the submitted site plan
• Temporary shade may be provided (for example - umbrellas) as long it is not attached to the ground and is
temporarily
anchored
Failure to comply with all laws, rules and regulations regarding food handling and/or failing to make your vehicle used
for the sale of food comply with all the laws, rules and regulations respecting such vehicles as established by the
Benton-Franklin Health Department and as set forth in the Pasco Municipal Code.
(2) Corrective Action: REMOVE THE ACCESSORY STRUCTURE AND REPLACE WITH UMBRELLAS OR
POP
UP AWINGING. Make all necessary corrections to comply with all laws, rules and regulations pertaining to vehicles
and/or food handling procedures as set forth by the Benton-Franklin Health Department and Pasco Municipal Code.

Description: Inoperative/junk vehicles being stored on property. IPMC 302.8
(1) Violation:
Allowing inoperative or unlicensed motor vehicles to be parked, kept or stored on any premises, and/or allowing
vehicles at any time be in a state of major disassembly, disrepair, or in the process of being stripped or dismantled.
Painting of vehicles is prohibited unless conducted inside an approved spray booth at an approved location.
(2) Corrective Action:
Remove all vehicle(s) in the condition(s) described above from the property or move said vehicle(s) to an enclosed
structure where the vehicle is out of public view and/or discontinue painting vehicles at this location.
Description: Dried out and dead vegetation. PMC 25.75.110 (1)
(1) Violation:

Description: Vehicles parked on grass is not allowed. PMC 25.78.030 (4)
(1) Violation:
Vehicles are being parked on an unapproved surface (such as dirt or grass) and/or more than four (4) vehicles at a time
are being parked in the front driveway.
(2) Corrective Action:
Park ALL vehicles on an approved surface such as asphalt, gravel or concrete and/or discontinue parking more than 4
vehicles at a time in the front driveway.
Description: Overgrown weeds throughout property. Imparing vision at intersection of Rd 56 and Court st

(1) Violation:
Allowing weeds, brush or uncultivated vegetation to grow, or all such vegetation which has grown to a height of twelve
inches (12") or more above the ground, or all such vegetation which has grown to such an extent that it is a menace to
public health, safety, welfare or order. It is the duty of the owner, occupant or person having control of this property to
abate any such nuisances.
(2) Corrective Action:
Cut weeds, brush or uncultivated vegetation as close to the ground as practicable. Remove and lawfully dispose of all
cut vegetation.
