AN ORDINANCE RELATING TO ZONING AND AMENDING TITLE 22
OF THE PASCO MUNICIPAL CODE BY AMENDING SCT --ION 22.20.010
OF CHAPTER 22.20, AND BY ADDING TWO NE17 CHAPTERS TO BE
KNOWN AND DESIGNATED AS CHAPTER 22.21 "AG �"AGRICULTURAL
ZONE" AND CHAPTER 22.22 "R -T RESIDENTIAL TRANSITION ZONE",
RESPECTIVELY.
The City Council of the City of Pasco do ordain as follows:
Section 1. That Section 22.20.010 of the Pasco Municipal
Code be and the same is hereby amended to read as follows:
22.20.010 ESTABLISHMENT OF ZONES. For the purpose of
promoting the public health, safety, morals, and general
welfare of the city, the city is divided into the following
types of zones:
AG agricultural zone
R -T residential transition zone
R-1
suburban zone
Low density residential.district
R-1
zone
Low density residential district
R-2
zone
Medium density residential district
R-3
zone
High density residential district
C-1
zone
Retail business zone
C-2
zone
Central business district zone
C-3
zone
General business district zone
C -1-D zone
Designed shopping center zone
I-1
zone
Light industrial zone
I-2
zone
Heavy industrial zone
Landing field zone
Section 2. That there be added to Title 22 of the Pasco
Municipal Code a new Chapter to be known -and designated as Chapter
22.21 and entitled"AG Agricultural Zone -",which shall read as follows:
22.21.010 PURPOSE. The purpose of the Agricultural
District is to provide for the protection and preservation
of prime agricultural lands for agricultural and related
activities and to encourage the concentration of such uses
in areas so that potential incompatibility with other uses
will be minimized.
22.21.020 PERMITTED USES. The following uses shall be
permitted in the AG -zone:
(1) Agricultural, floriculture, horticulture, general
farming, dairying, poultry raising, and animal husbandry.
(2) Agricultural produce stands for the sale of products
grown on the premises.
(3) Retail and wholesale nursery establishments.
(4) Private and public riding academies and stables.
22.21.030 ACCESSORY USES. The following accessory uses
shall be permitted in the AG zone:
(1) Ranch and farm buildings appurtenant to a permitted
use.
(2) Guest house and employee's quarters provided that
such building is not rented or leased separate from the
main building.
22.21.040 CONDITIONAL USES. The following uses are
permitted subject to approval of a special permit:
(1) Livestock feed yard or sales yard, kennels,
veterinarians, and agricultural processing plants.
22.21.050 MINIMUM LOT AREA. in the AG`.:zone the minimum
lot area shall not be less than five acres.
22.21.060 YARD REQUIREMENTS.
(a) Front Yard. The front yard shall have a depth of
not less than fifty feet which shall be measured from the
proposed right-of-way line as shown in the Comprehensive
Plan.
(b) Side Yard. The minimum side yard shall be fifty
feet.
(c) Rear Yard. The minimum rear yard shall be fifty
feet.
Section 3. That there be added to Title 22 of the Pasco
Municipal Code a new Chapter to be known and designated as Chapter
22.22 and entitled "R -T Residential Transition Zone", which shall
read as follows:
22.22.010 PURPOSE AND APPLICATION. The R -T zone is
intended to be applied or assigned to areas that are
essentially undeveloped however, ultimately intended for
surburban or urban residential zone. Classifications
which would be unappropriate or premature to initially
apply for a variety of reasons which could include promotion
or unorderly growth or creation of public health and safety
problems resultant from the unavailability or urban services.
22.22.020 PERMITTED USES. The following uses shall be
permitted in the R -T zone:
(1) Single family dwelling;

(2) Home occupations, see definition in Section 22.12.390;
(3) Agricultrual and animal husbandry.
22.22.030 PERMITTED ACCESSORY USES. The following uses
shall be permitted as accessory in the R -T zone:
(1) Uses incidental and customary to a permitted use;
(2) Ranch and farm buildings appurtenant to an agricultural
use.
22.22.040 PERMITTED CONDITIONAL USES. The following uses
are permitted upon issuance of special permit:
(1) Outdoor recreational activities.
22.22.050 LOT AREA. In the R -T zone, the minimum lot
area shall not be less than five acres.
22.22.060 YARD REQUIREMENTS.
(a) Front Yard. The front yard shall have a depth of not
less than fifty feet which shall be measured from the
proposed right-of-way line as shown in the Comprehensive
Plan.
(b) Side Yard. The minimum side yard shall be fifty feet.
(c) Rear Yard. The minimum rear yard shall be fifty feet.
Section 4. This Ordinance shall become effective upon its
passage, approval and publication as required by law.
PASSED by the City Council of the City of Pasco, Washington,
