THE GRANTOR, Viking Builders LLC. a Washington State Limited Liability Company, by donation
dedicates, conveys and hereby grants to the GRANTEE, The City of Pasco. a Municipal Corporation of the
State of Washington, a sewer utility easement, over, across and upon the property described as follows:
Beginning at a point on the north line of Lot 13, Northwest Commons Phase 3A, said point being the
intersection of the north line of said Lot 13 with the east boundary line of the 10 -foot utility easement across
the westerly 10 feet of said Lot 13, said described point being the True point of Beginning; Thence easterly
along the north line of said Lot 13 for a distance of 15.83 feet; Thence southerly along a line parallel to and 15
feet east of the east boundary line of the 10 -foot utility easement across the westerly 10 feet of said Lot 13 to
the intersection with the south line of said Lot 13; Thence westerly along the south line of said Lot 13 to the
intersection with the easterly boundary line of the 10 -foot utility easement across the westerly 10 feet of said
Lot 13; Thence northerly along the east boundary line of said utility easement to the True Point of Beginning.
