HomeMy WebLinkAbout2494 Resolution S RESOLUTION NO.aj_1 77 A RESOLUTION approving a preliminary plat for the Desert Rose Estates. WHEREAS, RCW 58.17 enables the city to uniformly administer the process of subdividing property for the overall welfare of the community; and, WHEREAS, owners and developers of property situated in the Northeast quarter of Section 14, Township 9 North, Range 29 East, W.M. have requested approval of a preliminary plat; and, WHEREAS, the Planning Commission has reviewed said preliminary plat which is named Desert Rose Estates; and WHEREAS, following a public hearing, the Planning Commission found the proposed plat promoted the general welfare of the community and recommended said preliminary plat be approved with conditions; NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF PASCO: That the preliminary plat for Desert Rose Estates located in the northeast quarter of Section 14, Township 9 North, Range 29 East, is hereby approved with the following conditions: 1) At the time lots are developed all abutting roads and utilities shall be developed to City standards. This includes but is not limited to water and sewer lines, curb, gutter, sidewalks, and streets. 2) The City will not accept a sewer system design, which does not provide gravity flow sewer service to each lot. 3) Access shall be prohibited onto Road 44 and the future alignment of Burden Boulevard by means of deed restrictions or statements on the face of the plat. 4) There shall be constructed a sight obscuring fence, non-chain link, cedar or better six foot high continuous along the north line of the lots bordering the future Burden Boulevard right-of-way, final design to be approved by the city staff.
