A RESOLUTION approving a preliminary plat for Phases 6, 7 and 8
of Sunny Meadows.
WHEREAS, RCW 58.17 enables the City to uniformly administer
the process of subdividing property for the overall welfare of the
community; and,
WHEREAS, owners and developers of property situated in the
West half of Section 10, Township 9 North, Range 30 East, W.M. have
requested approval of a preliminary plat; and,
WHEREAS, the Planning Commission has reviewed said
preliminary plat of Sunny Meadows Phases 6, 7 and 8; and
WHEREAS, following a public hearing, the Planning Commission
found the proposed plat promoted the general welfare of the community
and recommended said preliminary plat be approved with conditions;
NOW THEREFORE,
BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PASCO:
That the preliminary plat for Phases 6, 7 and 8 of Sunny Meadows
located on a tract of land in a portion of the west half of Section
10, township 9 North, Range 29 East W.M. being more particularly
described as follows:
The South 165 feet of the Northwest quarter of Section 10,
Township 9 North, Range 29 East W. M. together with those lands
in the Southwest quarter of Section 10, Township 9 North Range
29 East, W. M. lying North of Phases 4 and 5 of Sunny Meadows as
recorded in the records of Franklin County, Washington;
Be, and the same is hereby approved with a planned density
increase with the following conditions:
1) At the time lots are developed all abutting rights-of-way shall be
developed to City standards. This includes but is not limited to
water and sewer lines, curb, gutter, sidewalks, and streets.

2) The necessary right-of-way shall be dedicated for Rd. 68 Place (40-
feet), Rd. 60 (40-feet), Sandifur Parkway (40-feet increasing to 80-
feet) in Phase #7 and Sandifur Parkway (40-feet) in Phase #8.
3) At the time each Phase is developed the developer shall dedicate
and improve to city standards the rights-of-way identified in item
#2 above. The pavement on Rd. 60 and Rd. 68 Place shall be no
less than 24 feet in width. The pavement width on Sandifur
Parkway shall be determined by the City Engineer at the time of
construction.
4) At the completion of the necessary infrastructure of each phase
abutting Sandifur Parkway, Rd. 60 and Rd. 68 Place (Phases 6, 7 &
8) the developer shall install standard fencing to separate Sandifur
Parkway and Rd. 60 and Rd. 68 Place from the abutting lots. Said
requirement shall be noted on the face of the final plat(s).
5) Except for Tract "A" of Phase #7, access shall be prohibited onto
Sandifur Parkway, Rd. 60 and Rd. 68 Place by means of deed
restrictions or statements on the face of the final plat(s).
6) Planned density increase lots are only permitted in Phase 7 and
Townhouse development shall be limited to lots abutting Oriole
Drive. The final plat for Phase 7 shall contain notations on the
face of the plat indicating that the lots are considered density
increase lots and that townhouse development is restricted to lots
abutting Oriole Drive.
Passed by the City Council of the City of Pasco this 5th day of April,
