Description:Doors are not weather tight and some are missing or have broken casings. Bathroom door in#A
will not close. IPMC 304.13
(1)Violation:
Doors and/or frames are not being kept in good repair and weather tight.
(2)Corrective Action:
Repair all doors so that they are weather tight(i.e.replace casing around exterior and add weather stripping,etc.).
Maintain all such areas in good repair at all times.
Description: Broken window. IPMC 304.13.1
(1)Violation:
Windows have cracks,holes or are completely broken out.
(2)Corrective Action:
Repair or replace all damaged or destroyed windows.
Description: Egress window blocked by air conditioning unit. IPMC 304.13.2
(1)Violation:
Windows are not easily openable.
(2)Corrective Action:
Repair or replace window or window hardware so that window can be opened easily.Installation of new windows
requires a City of Pasco building permit.
Description: Rotting and missing siding and roofing materials that are exposing the dwelling to the elements;
also peelingpaint. IPMC 304.6
(1)Violation:
Exterior walls are not free of holes,breaks,and/or loose or rotting materials and have not been maintained weatherproo
with the surface properly coated(where required)to prevent deterioration.
(2)Corrective Action:
Repair exterior walls so that they are free of holes,breaks,and/or loose or rotting materials. Coat all surfaces(as
required)to prevent deterioration.

Description: Windows are covered with mold/mildew, multiple cracks in the flooring and peeling paint
throughout the dwellings. IPMC 305.3
(1)Violation:
Interior surfaces(i.e.windows,doors,floors,ceilings,etc.)are unsanitary or damaged.
(2)Corrective Action:
Clean and sanitize all interior surfaces and repair peeling,chipping,flaking or abraded paint. Cracked or loose plaster,
decayed wood and other defective surface conditions need to be repaired. Surfaces which cannot be repaired must be
replaced.
Description: Cockroaches observed in both units. IPMC 3 08.1
(1)Violation:
Rental dwelling unit is infested with insects.
(2)Corrective Action:
Promptly exterminate insects by an approved process that will not be injurious to human health.After extermination,
proper precautions need to be taken to prevent reinfestation.
Description:Multiple windows are not openable and are restricting ventilation to the units. IPMC 403.1
(1)Violation:
No openable window in a habitable space.
(2)Corrective Action:
Repair or install an openable window in every habitable space as required.Installation of new windows requires a City
of Pasco building permit.
Description: Vent fan in bathroom in unit B is very dirty and is on the verge of breaking. It is not effectively
ventilating at this time. IPMC 403.2
(1)Violation:
No operable fan or openable window in bathroom as required.
(2)Corrective Action:
Repair or install an approved mechanical ventilation system or an openable window(installation of windows and
mechanical ventilation systems require a City of Pasco building permit).
Description: Range vents are inoperable. IPMC 403.4
(1)Violation:
No local exhaust ventilation system in area where injurious,toxic,irritating or noxious fumes,dusts or mists are
generated.
(2)Corrective Action:
Repair/replace all inoperable or missing range ventilation systems.
Description: Unit A(one bedroom apartment) is occupied by 6 people,per the tenant IPMC 404.5
(1)Violation:
Allowing the dwelling unit to be overcrowded,possibly endangering the life,health,safety or welfare of the occupants.
(2)Corrective Action:
Discontinue overcrowding of the dwelling unit.
Description: Bathroom sink in unit B is blocked and will not drain. IPMC 504.1
(1)Violation:
Plumbing fixtures are not kept in working order or are not free of obstructions,leaks,or defects.
(2)Corrective Action:
Repair or replace plumbing fixture(s)so that it is in good working order and able to perform the functions for which it

was designed.
Description: Heat sources do not work in all habitable rooms. IPMC 602.3
(1)Violation:
Allowing occupancy of a dwelling or sleeping unit without adequate heat in all habitable rooms.
(2)Corrective Action:
Install or repair heating system so as to supply adequate heat to all habitable rooms,bathrooms,and toilet rooms.
Description: Some electrical outlet covers are improperly installed and are not secured to the outlet. Outlet in
kitchen in unit B does not work. IPMC 604.3
(1)Violation:
Defects to the electrical system in the structure constitute a hazard to the occupants(i.e. inadequate service,improper
fusing,insufficient receptacle and lighting outlets,improper wiring or installation,deterioration or damage).
(2)Corrective Action:
Replace all missing outlet/switch plate covers and repair any exposed wiring. Permits may be required for electrical
work. Please consult the Department of Labor and Industries(L&I).
Description: No smoke detectors in bedrooms and in the area outside of the sleeping areas. IPMC 704.2
(1)Violation:
Failure to provide smoke detector in all required habitable areas.
(2)Corrective Action:
Install smoke detector in all habitable spaces as required: outside of each separate sleeping area in the immediate
vicinity of bedrooms and in each bedroom.

Description: Unpermitted improvements have been added downstairs to create unpermitted rental units(i.e.
kitchen,partitions, etc).PMC 16.04.010
(1)Violation:
Failure to secure a City of Pasco building permit.
(2)Corrective Action:
Discontinue any and all construction activities and remove all unpermitted improvements including any kitchen
equipment(sink,appliances,etc.)and any partitions added to create more bedrooms/rooms than were original to the
house(per appraisal record,house only contains 5 bedrooms and 2 bathrooms total).
Description: Basement has been turned into multiple apartment units which are not permitted in this single
family home(REPEAT)PMC 25.28.020(1)
(1)Violation:
Allowing multiple dwelling units on your property.
(2)Corrective Action:
Remove all unpermitted alterations and discontinue using the property for multi-family dwellings. The basement
apartments must be vacated of all tenants and the property must be maintained as a single-family dwelling hereafter.
Description: Garbage service was stopped due to non-payment on or before 6129111. PMC 6.04.090
(1)Violation:
Lack of required garbage service through Basin Disposal Inc. (service is required for all occupied residences and
businesses within the City).
(2)Corrective Action:
Start or restart garbage service(please call Basin Disposal Inc. at(509)547-2476).

(1)Violation:
Failure to secure a City of Pasco building permit.
(2)Corrective Action:
Discontinue all construction activities and submit an application for a building permit from the City of Pasco(please
call(509)543-5726 for information on permit requirements). If no permit can be obtained,unpermitted construction
must be removed.
Description: NO ADDRESS NUMBERS SHOWING ON THIS HOUSE. PMC 16.24.090
(1)Violation:
House/building number is not visible.
(2)Corrective Action:
House/building address number must be placed in some conspicuous area on the front of the structure. Numbers must
be at least four inches in height on businesses and not less than two and one-half inches in height on residences.
Description: UNSECURED POOL. PMC 16.36.020
(1)Violation:
Failure to enclose swimming pool and/or hot tub with approved fencing material.
(2)Corrective Action:
Enclose all swimming pools with a non-climable fence or other structure not less than five(5)feet in hieght which is
equipped with self-closing gate or gates with a latch or locking device operable only from the pool side of the fence or
by a locking device operable by a key only on the outside of the fence.The fence or structure shall be not closer than
three(3)feet from the water's edge on all sides of the pool.
Description:MORE THAN ONE INOPERABLE VEHICLE STORED INPUBLIC VIEW PMC 25.70.150(2)

(1)Violation:
Only one(1)inoperable vehicle may be stored outside of a fully enclosed building on the property in any residential
zone. The vehicle shall not be stored upon a public right-of-way or in the front or side yard areas of the property. The
vehicle must be locked and secured at all times it is unattended and must be stored on an approved hard surface(i.e.
gravel,asphalt or concrete)behind a completely enclosed six(6)foot fence,which is fully sight obscuring.All vehicle
parts not properly installed upon a vehicle shall be stored inside a fully enclosed building or within the vehicle itself.
(2)Corrective Action:
Store all inoperable vehicles within an enclosed building(such as a garage or shed). One vehicle may be stored outside
an enclosed building in compliance with the provisions above. All other vehicles must be removed from the property
or made operable. Store all vehicle parts in an enclosed building,within the vehicle or remove the parts from the
property.
Description: VEHICLES IN THE REAR PARKED ON UNAPPROVED SURFACE. PMC 25.78.030(4)
(1)Violation:
Vehicles are being parked on an unapproved surface(such as dirt or grass)and/or more than four(4)vehicles at a time
are being parked in the front driveway.
(2)Corrective Action:
Park ALL vehicles on an approved surface such as asphalt,gravel or concrete and/or discontinue parking more than 4
vehicles at a time in the front driveway.

(1)Violation:

(2)Corrective Action:
Make necessary repairs to building(s),complete structure or demolish and lawfully remove structure(s)from the
property.
Description: STORING WORN OUT, INOPERABLE VEHICLES AND VEHICLE PARTS. PMC 9.60.030 (12)
(1)Violation:
All places used or maintained as junkyards,or dumping grounds,or for the wrecking or disassembling of automobiles,
trucks,tractors,or machinery of any kind,or for the storing or leaving of worn-out,wrecked or abandoned automobiles,
trucks,tractors,or machinery of any kind,or of any of the parts thereof,or for the storing or leaving of any machinery
or equipment used by contractors or builders or by other persons.
(2)Corrective Action:
Discontinue wrecking or disassembling automobiles,trucks,etc.Remove and lawfully dispose of all wrecked or
abandoned vehicles,machinery,etc. along with any parts thereof.Discontinue the storage of heavy machinery or
equipment(i.e. front end loaders,dump trucks,backhoes,etc.)at this property.
Description:MISCELLANEOUS DEBRIS LOCATED AROUND THE ENTIRE BACK YARD OF THIS
PROPERTY. PMC 9.60.030(6)
(1)Violation:
Any parcel within the City which is filthy,littered or trash-covered due to placing,dropping,disposing,throwing away,
or otherwise discarding litter,garbage,refuse,cans,bottles,paper or paper material,metal,organic or inorganic
material on areas of the property other than approved garbage containers.
(2)Corrective Action:
Remove and lawfully dispose of all litter,garbage,junk or vegetative waste on the property.

(1)Violation:

Remove all vehicle parts,scrap metal,machinery,disassembled vehicles,etc. from the property or store these items in
an enclosed container or building. Remove and lawfully dispose of all junk items(e.g.any items or which have served
their intended original purpose)and unusable vehicle parts.

Failure to comply with all laws,rules and regulations regarding food handling and/or failing to make your vehicle used

Make all necessary corrections to comply with all laws,rules and regulations pertaining to vehicles and/or food

(1)Violation:
Stationary vendors must maintain site free from debris,trash and litter.
(2)Corrective Action:
Remove and lawfully dispose of all waste,litter and debris from site at the conclusion of each business day.

(1)Violation:
Weeds,noxious weeds,grass,and other vegetation which constitutes a fire hazard,encroaches on sidewalks or
neighboring properties,is damaging public improvements,impairs the vision of traffic signs or signals,and/or has
reached a height of twelve inches(12").
(2)Corrective Action:
Eradicate weeds by chemicals,cutting or other acceptable means so that they do not exceed twelve inches(12"),
encroach on neighboring properties,constitute a fire hazard,etc. Weeds that are cut or removed by the root must be
removed from the property and lawfully disposed of.
