Hearings Scheduled �. CEB 2009-0494 PILOT,JODI R 4112 ACACIA CT VIOLATION -Building a fence without a City of Pasco building permit. Failure to treat soil with approved ground cover to prevent erosion and dust. PMC 16.04.025 A building permit from the City of Pasco is required for all construction. 25.75.050 (5) All areas of a lot or parcel not landscaped or covered with improvements, that have been disturbed shall be re-seeded with native grasses or otherwise treated to control erosion and dust. CORRECTIONS REQUIRED - Stop all work on unpermitted fence and submit complete building permit application and site plan showing proposed location and height of all fencing to the City of Pasco, Inspection Services Division, or remove all unapproved fencing. Vehicles, boats, trailers, and RVs parked on an unapproved surface. Unsecured and/or dilapidated signs, buildings or structures. Accumulated garbage, litter and/or trash. Accumulated junk, scrap metal, machinery, vehicle parts or disassembled vehicles.Major vehicle repair, vehicle dismantling or salvage activities in public view or Right of Way. PMC 9.62.050 (A), 25.70.150 (2a-d), 25.78.030 (4), 25.78.140, 9.60.030 (6),9.60.030 (9), 9.60.030 (11), 25.78.030 (2). CORRECTIONS REQUIRED - Remove all temporary membrane structures, stored items (materials, equipment, tools), vehicles not properly parked on impervious off-street parking surfaces, stored recreational vehicles, junk and inoperable vehicles, dilapidated signs, dead and dying trees, debris, trash and garbage. Restore all failing, faulty, and deteriorated exterior weather protection on primary structure (roofing, siding, windows and paint) and discontinue unpermitted residential use of property. Discontinue all vehicle repair services on premises and remove all vehicles and equipment undergoing repair until such time as property is developed,permitted and licensed for such use. PMC 25.28.020 R-1 Permtted Uses, 5.04.010 Business License Required CORRECTIONS REQUIRED - Discontinue and remove all unpermitted commercial business activity, personnell, vehilces and equipement formhe premises. M.Q. Franco Reforestation is to remain in Pasco, relocate business, personnell and equipement to approved business district and secure a City of Pasco business license therefor. Weeds in excess of 12 inches located on this property. PMC 9.60.030 (16) CORRECTIONS REQUIRED - Remove all leaf & limb debris in the rear yard and parking area of this property to an approved dumpsite and maintain this property free of leaf debris at all times. Cut all weeds as low to the ground as possible and maintain the entire property free of weeds at all times. PMC 9.60.030 (6), (11), (12), (16),25.70.150 (2a-d),9.62.050 (A),25.78.030 (4) CORRECTIONS REQUIRED - Discontinue the occupation of this property; follow City of Pasco requirements and schedule inspections for occupation of this property. Remove all miscellaneous debris stored on this property in public view to an approved dumpsite and maintain this property free of miscellaneous debris at all times. Remove all household furniture from public view on this property. Repair, replace or restore all dilapidated fencing located on this property. Remove all accumulations of auto tires located on this property. Remove all junk vehicles from this property or store out of public view in an enclosed shop/garage. Cut all weeds located on this property as low to the ground as possible and maintain the property free of weeds at all times. Vehicle repair being conducted in public view. Recreational vehicles and trailers parked in front yard area of property. RVs, boats, trailers, etc. can only be parked in the side or rear yards of the property in this zoning district. Inoperable/unregistered vehicles stored in public view. PMC 9.60.030 (9),25.78.030 (2), 25.78.140,25.70.150 (2)(A-D) CORRECTIONS REQUIRED - Remove and lawfully dispose of all vehicle parts or store out of public view in a fully enclosed building. Discontinue all vehicle repair in public view. All repairs must be done inside a fully enclosed building and may not be done as part of a repair business. Park all recreational vehicles on an approved surface such as asphalt, gravel or concrete in the side or rear yard of the property or store them in a fully enclosed building. Weeds over twelve inches (12")/dry weeds creating a fire hazard throughout the property. PMC 9.60.030 (15), 9.60.030 (16) CORRECTIONS REQUIRED - Restore/replace any dying/dead landscaping on property (i.e. trees, lawn, shrubs, etc.) to living condition. All dead, dry and noxious weeds must be removed in their entirety and the entire premises maintained free of weeds in excess of twelve inches (12") in height at all times. MOTION: "I move that the Board approve Resolution No. 2009-10, as amended, finding that code violations have been corrected and may be dismissed, deferring action on certain cases until proper notification is made, accepting voluntary correction agreements, and assessing penalties and imposing time frames on certain cases."
