Attachment A shows the proposed layout of the property. As stated in the Petition For Zone Change, the current zoning designation allows a maximum density of 3 units/acre. The R-1 rezoning would allow a maximum density of 4 units/acres. The difference for this 1.43 -acre property would be to have 6 lots with minimum sq. ft. of 7,200 rather than 4 lots. Attachment B shows the property and the surrounding neighborhood. It is apparent from Attachment B, the rezoning is inconsistent with the lot sizes of the surrounding property. Surrounding properties are .3 acre or more. The owner's reason for requesting the rezoning, as states in the Petition For Zone Change, is "The rezoning will allow for a couple of additional lots which will make the development financially feasible." The owner still will make a significant profit with 4 lots and the lot size will be consistant with the lot sizes in the neighborhood. We, the undersigned oppose the rezoning. For clarity, the council currently isn't approving the CPA - We are being asked to approve the further evaluation of the proposed comprehensive plan amendment. le- if council approves this to move forward- staff would spend time researching the proposed comprehensive plan change, and then make recommendations to the planning commission for approval or denial of the comp plan amendment. It gets convoluted, for sure. But all of us on council voiced having a hard time wanting to ask staff to spend time on something of this nature - but in the essence of being the devils advocate, we see Rezones happen frequent- that doesn't mean the builder/developer gets approval on their projects. We see developers who anticipate or ask for rezones hit hurdles and sometimes plans for them never come to fruition.
